10 Things a Broker may Not tell you – More Reasons to Hire a Real Estate Lawyer!
1. “Your open house is really a party for me” – If you hire a broker to sell your home, one of the first things he’ll suggest is to host an open house. A study has shown that the success rate for this is only 2%!
2. “My fees are negotiable” – Some brokers don’t let their clients know that they can negotiate a price with them.
3. “Think you’ve had no offers? Actually, there’ve been several.” – The broker you hire has a legal obligation to tell you all offers, but in reality, some don’t. They only tell you a few because it may mean more commission to him.
4. “I talk about you behind your back” – Brokers will pass on your offers to the seller, no matter the price.
5. “Sometimes I forget who’s side I’m on.” – Brokers are suppose to work strictly on the buyer’s interest. But, they are too concerned on making a high commission for themselves.
6. “I know nothing about zoning.” – ” Before you buy into your broker’s creative thinking, check with your local zoning commission.”
7. “I won’t let termites-or pesky inspectors-kill a deal.” – Some brokers will not disclose private information such as termites in a home, just to close the deal.
8. “I’m not a lawyer, but I play one in your house.” – Some brokers can take advantage of either party by the contracts. That’s why it is important to hire a real estate attorney before signing any legal documents.
9. “My website is a dead end.” – Sellers may assume that hiring a broker with a website can make a successful sale. But, there are a lot of brokers with better websites. It is important to do your research.
10. “You may not need me at all.” – Some brokers may insist leaving the job up to them since they are professionals. A house can be sold with proper advertising by the seller and may not need a broker.
